Thank you for considering Rosebud Holiday Cottage for your next short cottage break in Scotland, we hope to welcome you soon. Our available dates are shown in the calendar below and underneath, you'll find our pricing and our terms and conditions (we try to avoid the small print and keep our T&Cs to a minimum however we do ask you to familiarise yourself with them to avoid any surprises during your stay).

Our rates in the table below include water, towels, bed linen (except cot bedding) and kitchen linen.
Electricity is included in the rates shown between the months of May to September inclusive, however during the cooler months between October to April inclusive there is a small electricity surcharge of £25 per week (to be added to rate shown).
A starter basket of wood for the woodburner is also included in our rates, with further wood available to purchase from the Threepwood Farm shop or local stores. Strictly no coal to be used in the wood-burner.
Due to extra cleaning required, there is a charge of £22 per dog per week (to be added to rate shown if applicable).

Terms & Conditions
Check-in and Departure
Check-in is from 3pm onwards on the day of arrival and we kindly ask guests to vacate the cottage by 10am on the day of departure (unless by prior arrangement). Your holiday cottage keys to be collected from, and returned to, the office at Threepwood Farm.
Pets are very welcome, but we do limit them to 2 pets per stay. We ask that dogs be kept on a lead at all times as the cottage is situated on a working farm, please don't allow them on the furniture/beds and take care to clean up after them. We must be advised in advance if you plan to bring pets.
Rosebud Holiday Cottage is strictly non-smoking.
Wireless internet is available at a cost of £7.00 per 250MB. As this can be an expensive internet access point, we require pre-authorisation at check-in by credit/debit card. You will be billed for usage within 4 days of check-out and the appropriate refund will be made.
Pre-authorisation Security Deposit
A deposit of £250.00 is required by credit/debit card at check-in to cover any wi-fi and breakages. This will be pre-authorised, however no funds will be taken unless there are wi-fi charges to apply or damage incurred to the property or contents at the end of the stay.
We appreciate that sometimes accidents can happen and breakages do occur. We fully accept this as part and parcel of everyday life. Minor breakages (a smashed glass, a dropped plate etc.) are not chargeable, however guests will be responsible for any damages incurred above £15.00.
Guest numbers are strictly limited to those stated and should not be exceeded.
General Cottage Care
Do take care of the property and its contents in order that you leave it in the condition you found it.
Booking Deposit / Payments
We require an initial £30.00 deposit to secure the booking, with the balance payable a minimum of 1 week before arrival. The low deposit offer may be withdrawn at any time.
In the event of cancellation on the part of the guest, refunds are offered only at owners discretion. An administration charge may be deducted from any refund. The owners reserve the right to refuse a booking or terminate a let should these terms of let not be met or in unreasonable behaviour/disturbance is caused during let.
In the unlikely event of cancellation by the owner, we reserve the right to cancel or alter arrangements made for the visitors before or during the booking, if due to circumstances beyond our control, it is necessary to carry out essential repairs (e.g in the event of water pipes bursting). If this happens, you will receive a full refund, but our liability is limited to the amount of rent paid, not other expenses incurred.
Travel insurance is optional, but it may be something you wish to consider to cover you for your total stay (you must arrange this yourself).
As the holiday cottage is located on a working farm, if you choose to enter into close proximity with the sheep and cattle you do so at your own risk - we accept no liability for incidents that may occur as a result, nor can we accept any liability for any accident, damage, loss, injury, expense or inconvenience, which may be in any way connected with the rental. The roads leading to the property are tarmac and of a generally good condition, however take care when driving on country roads (especially at night) as again, we accept no liability for damage to vehicles.
Right of Entry
We reserve the right to enter the property at all reasonable times and in the case of emergency to carry out any necessary repairs.
We hope there are none, but if you do have a complaint we ask that you bring it to our attention during your stay, so that we can put things right if and when required.
